The Location

Marrickville and Newtown sit 5–7 kilometres from Sydney CBD — close enough to commute easily, far enough to feel like you're actually living somewhere. Multiple bus routes along Marrickville Road and King Street connect you to the city in under 25 minutes. Newtown Station on the T1 line gets you to Central in 10 minutes. For cyclists, both suburbs are well-served by the Sydney Park cycling network — one of the best off-road routes into the inner city.

Community & Lifestyle

Marrickville and Newtown are two of Sydney's most culturally layered inner suburbs. King Street in Newtown is the main artery — lined with independent bookshops, vintage stores, live music venues, and some of the city's most interesting restaurants and cafés. Marrickville adds to that with a thriving food and café scene driven by its long-standing Vietnamese, Greek, and Lebanese communities. Both suburbs are popular with students, creatives, and young professionals who want neighbourhood character over polished high-rises. The University of Sydney is a 15-minute walk from Newtown — making it one of the strongest locations for international students needing furnished accommodation close to campus.

Green Spaces

Sydney Park sits on the border of both suburbs — 44 hectares of open space with wetlands, cycling paths, and off-leash dog areas, one of the most used green spaces in the Inner West. Camperdown Memorial Rest Park in Newtown offers a quieter, tree-lined escape popular with locals. For longer walks, the Cooks River Cycleway runs through Marrickville and connects to a broader network of riverside paths heading south.

FAQ

  • How do I rent a room with Friendstay?

To rent a room with Friendstay, you must complete the application process and pay the required security deposit. Your accommodation is only secured once the security deposit has been received.

Rent payments are due every Tuesday.

If you move into the property on a day other than Tuesday, your first invoice will be prorated based on your move-in date.

  • What is a prorated invoice?

A prorated invoice means your first rent payment is adjusted to cover only the number of days you stay before the next regular Tuesday payment cycle.

  • Is there a security deposit (bond)?

Yes. A security deposit (bond) is required to secure your accommodation.

  • When will my bond be refunded?

Your bond will be refunded within 21 days after your check-out date, provided all terms and conditions have been met.

  • Is there a cleaning fee?

Yes. A cleaning fee applies at check-out.
